How to properly Stage a Home for Quick Sale

You have already cleaned your carpets, polished your furniture and dusted the cobwebs from the corners, but staging goes beyond simply cleaning your house. Staging is almost like an illusion, it is designed to make your home look larger, brighter, warmer and more inviting. Staging is about adding the final, finishing touches to make your home look its best and to motivate potential buyers.

The art of staging your home, does not have to be left to a professional. There are ways that you can arrange your own staging and save money in the process. There are tips and hints you need to be aware of before you begin. With some time, imagination and a touch of artist flair you can transform your home into an exquisite showplace.

The first room to start in is the kitchen, this is what most people consider to be the “heart” of the home. It is in this room that your family gathers to spend some of its most intimate moments. To make your kitchen appear larger, you need to remove clutter and miscellaneous items from the counter tops. Make sure you spend extra time to meticulously clean every crevice and corner of your kitchen. Once you are done decluttering and cleaning, the next step is to set the “mood”, of the kitchen. You can do this by baking cookies, which will provide an illusion of a warm, cozy place. Setting out fresh flowers or fruit, is another idea which will appeal to potential buyers.

You can improve the appearance and appeal of other rooms by bringing in a touch of greenery. Adding house plants to any room will brighten and enhance the atmosphere of a living or dining room. Remove any items of furniture that make the room appear unbalanced or dated. You want your surroundings to be light and airy, not dull and drab. Arrange your furniture in a way that will make the room appear larger and more open.

One room that needs extra special attention is the bathroom. The first thing you need to do is clean and scour the entire room,check for burnt out light bulbs, and then remove all personal items from view. People want to see a clean, luxurious bathroom when they are viewing a prospective home. By setting out plush towel, potpourri, scented soaps are just a few ideas. However, if you would like to go a step further you could invest in some fresh flowers and prints, this will also set the tone and provide a wonderful ambiance to your bathroom.

Now that you have dealt with the inside, you need to be aware of the outside. Your home needs to have what is called “curb appeal”, this will entice potential buyers to want to come inside. If you find your home is not aesthetically appealing from the outside, then how do you expect to get people interested? Make sure that your yard is manicured nicely and that weeds are pulled and any debris is disposed of. It only takes a second to make a first impression, and with the right amount of planning and effort, you can bring out your homes hidden potential and sell it quickly.
